Job Title: Manager, Preconstruction
Reports To: VP, Design, Preconstruction and Estimating
Department: Construction

Position Summary

Manage assigned projects within the company’s multi-site, national preconstruction program, this role oversees design, cost, constructability, and project coordination. The Manager will ensure effective communication impacting customers, sales initiatives, existing residents, and property management team. This role is in support of SmartCentres’ current program in residential: apartments, condominiums, and townhomes, plus our continually active commercial retail and storage facilities.

Key Responsibilities
Design and Cost Management
• Oversee the design process, ensuring alignment with pro forma objectives while optimizing project cost, constructability, and schedule.
• Support Business Unit and Construction Team initiatives with a focus on preconstruction and estimating goals.
Project Oversight
• Monitor cost, constructability, and schedule to ensure and achieve projects expectations.
• Lead and participate in project development and construction processes.
• Provide Class B through D estimates to support business objectives.
Documentation and Compliance
• Ensure contractors and municipal authorities have all relevant and current project documents.
• Oversee project scheduling, including managing conflicts and resource allocation using appropriate scheduling tools.
Market Trends and Problem Solving
• Stay informed about market trends in construction materials and processes.
• Develop innovative solutions to complex challenges, exercising professional judgment.
• Identify and implement process improvements within the Preconstruction and Estimating Group.
Relationship Management
• Develop and maintain relationships with vendors and suppliers essential for program success.
• Collaborate with the VP, Design, Preconstruction, and Estimating to align with corporate objectives established by Executive Management.
Academic and Professional Requirements
• University degree in Engineering, Architecture, Construction Management, or a related field.
• Professional certifications or designations are an asset.
Required Skills and Experience
• 8+ years of experience in construction, preferably within a similar organizational skillset.
• Proficient in:
◦ Construction industry practices and terminology.
◦ MasterFormat® Division and Section breakdown.
◦ Quantification and costing.
• Strong knowledge of the Ontario Building Code.
• Comprehensive understanding of contracts, plans, specifications, scopes, building science, scheduling, project logistics, and construction methodologies.
• Experience in cost management, constructability, and construction methods related to real estate development.
• Exceptional oral and written communication skills, with the ability to interact effectively with internal and external stakeholders.
• Demonstrated ability to build and maintain relationships with trade partners and suppliers.
• Advanced knowledge of construction drawings and specifications.
